As a real estate professional, you’re selling the moment a potential buyer lays eyes on your advertisement. A compelling real estate ad can convince a buyer that they’ve found their dream home before they’ve even set foot inside. But if you’re not advertising effectively, you’ll lose clients to other realtors before you even meet them.

You can use a video ad to show off the best features of a home, showcase a stunning location, or even do a full walkthrough tour. There are so many possibilities, it can be hard to decide which to go with.  

We’ve combed social media to find eight popular real estate ads. This lists includes various types of ads that are effective for different reasons. We describe and link to each one, and offer some thoughts as to why it is popular.

1. When most people think of Las Vegas, they think casinos, 24-hour buffets and a whole lot of glitz. But the city actually has much more to offer. And that’s the idea behind this two-minute video ad by Windemere Real Estate. 

The ad showcases the stunning natural beauty surrounding Sin City and talks about all the nearby opportunity to get outside and enjoy the outdoors. Breathtaking drone footage of the Mohave desert and glowing sunrises are so beautiful that they make you want to play the whole video over again. This ad is designed to get people to take a second look at a location that they may have rejected due to preconceived notions—and it works. 

2. This ad produced by 360hometours.ca has garnered some mixed reviews due to a traditional portrayal of gender roles, but it has still been viewed 128,000 times. It’s not hard to see why. 

The video, which advertises a luxury apartment in Vancouver, Canada, opens onto an idyllic morning scene: A couple wakes up in their gleaming white bed as glowing morning light falls in through the floor-to-ceiling windows. They arise and take in the stunning view from their sub-penthouse. After sending her man off to work, the woman in the ad takes a jog through town, passing a row of adorable storefronts before returning home to do yoga and cook a healthy dinner. 

This story will appeal to couples with a similar lifestyle, because it helps them envision their life in this stunning property.

3. The next video is far more simple than the first two—there’s no drone footage to speak of—but it’s been viewed 227,000 times.

The ad by French Character Homes is nothing more than a slow and steady walking tour through the home set to soothing music. It’s simple and effective—and it certainly doesn’t hurt that the property happens to be a charming French cottage on a river.

4. Our next ad, by Silver Creek Real Estate Group, sells a North Carolina cottage with a series of slow pans that show case each of the property’s rooms. The video highlights features like a rustic counter and wood accents as lively music plays in the background. When the tour is over, a simple call to action appears on the screen: Contact us to learn more. This ad has been viewed 151,000 times.

5. Unlike the previous four ads, this one by Knight Frank includes a steady monologue. The straightforward video simply features a man discussing the amenities and pricing details for a property on the Thames River in London. The information-rich ad gives potential buyers all the information they need, which results in stronger leads. The ad has been viewed 67,000 times.

6. The ad for this sleek modern home in Australia creates interest by interspersing some line drawings of rooms that are shown briefly before morphing into beautiful, full-color images. Soft, ambient music plays in the background, and the ad presents information about the home and neighborhood through a mix of captions and voiceovers.

7. Real estate ads aren’t just for finished properties. This TikTok ad from Landio.com for an acreage in Colorado has been viewed more than half a million times. The short, to-the-point ad includes price information and photos of the land and local wildlife. It ends with a website screenshot and a pitch to visit the site for more information.

8. Our last example comes to you from the Philippines, where @elddie_realestate earned more than half a million views for this simple, fast-paced walking tour through a condominium. This savvy realtor has created a signature video style that begins with an upward view of the front of a property before panning down and walking through the open door. It’s fresh and unique, and no doubt has generated a lot of leads.
